  • Ideally before the land is bought. The decisions that shape a budget are made early — orientation, siting, structure, access — and once drawings are finished they are expensive to unwind. An hour with us at the feasibility stage routinely saves six figures later.

  • Yes. We read the drawings as carefully as they were drawn. Where something genuinely cannot be built as detailed, we bring the architect into the decision rather than quietly substituting — nothing is value-engineered away without that conversation.

  • Open-book and itemised. You see every trade cost, every allowance, and where the contingency sits. It is a slower way to quote and a harder one to hide behind, which is precisely why we do it.

  • A small number, deliberately. Enough that a director is across your site personally and reachable throughout — not enough that you are handed to a rotating cast of managers. It is the reason we turn work away.

  • Melbourne's inner east, and a short drive beyond it. Staying close is not a limitation — it is how we are on site often enough for the details to actually land.
